Natural Stone Supply for Contractors and General Contractors

A contractor evaluates stone supply on three fronts: delivery schedule discipline, payment flexibility tied to progress billing, and site QC alignment. Since 1989 Sipahi Marble has offered Raw, Cut-to-Size and Turnkey models as single-point coordination for general contractors — with the Ada Hayat urban regeneration facade program as the public reference.

CONTRACTOR NEEDS

Schedule, Payment, Quality Control — 6 Core Needs

Project-scale supply — small, mid, large

A contractor's project can span from a 500 m² residential facade to a 20,000 m² urban regeneration block. Different scales demand different supply rhythms: weekly parcels for small work, monthly staged deliveries for large work, block reservations for critical-path items. The supplier must flex across this range.

Delivery guarantee and schedule discipline

For the general contractor the facade/interior cladding schedule sets the critical path once the structural shell is complete. Any delay in natural stone supply cascades through the whole program. Sipahi commits delivery dates in the contract; interim reports track producer batch, fabrication stage and shipment status against the schedule.

Progress-billing aligned payment

Construction payments are staged against certified progress. A short-cycle 30-day net rhythm is one most suppliers won't accept. As a 3rd-generation family firm with large-project experience, Sipahi plans progress-aligned payment tiers with the contractor; separate installments cover fabrication, shipment and installation.

Site quality control and rejected-batch resolution

On-site the contractor checks each batch for dimensional tolerance, vein consistency and finish. Any rejected batch not resolved quickly shifts the program. Sipahi replaces a rejected batch within 24-48 hours (domestic); at the same time in-plant QC is kept tight to minimize rejections at source.

Site coordination and installation team

Facade cladding, interior flooring and staircase installation require specialist skill. Turkish master installer crews are deeply experienced in natural stone application techniques; for export projects they can travel to site with a supervising engineer. Sipahi coordinates installation as part of the contractor's project scope when requested.

Compliance certificates — CE, ISO, İMİB, producer certificate

For handover to the owner, the general contractor must attach CE Declaration of Performance, ISO 9001, ISO 14001, İMİB Registry and per-batch producer test certificates to the submittal. Sipahi lists this documentation package at order kickoff; physical + digital copies ship with each consignment.

SIPAHI SERVICE PACKAGE

6 Support Lines for the General Contractor

Full-scope project coordination

From a small residential countertop package to a large urban regeneration facade program, Sipahi runs single-point coordination. Batches are planned across Bilecik-Söğüt, Muğla-Milas, Denizli, Afyon and Marmara Island supply regions to match project scale; delivery is aligned with progress billing.

Three models: Raw / Cut-to-Size / Turnkey

Three business models are on offer. (1) Raw Supply: block or standard slab, contractor uses own fabricator. (2) Cut-to-Size: fabrication and finish at partner workshops, Sipahi is single coordinator. (3) Turnkey: fabrication + packaging + freight + installation as one package, the general contractor takes final delivery only.

Installation team — Turkish masters + supervising engineer

For overseas projects Turkish master installer crews bring deep experience on stone facade and interior work. A supervising engineer runs quality and safety coordination on site. Sipahi organizes airfare, accommodation, equipment and insurance under the general contractor's contract framework.

Photo shipment report

For each batch, a photo report covering pre- and post-packaging, palletization, container loading and post-loading container number is delivered to the contractor. This report serves as reference during QC handover and any missing-material claims.

Turkish Aegean and Southern port dispatch advantage

Sipahi's supply network sits close to Ambarlı, İzmit, İzmir Aliağa and Mersin ports. Road distance of 2-6 hours makes FCL container planning flexible. Regular shipments run on the GCC, EU, US, Balkan and Kazakhstan lanes.

37 years of project experience + Ada Hayat reference

Sipahi has served the Sakarya urban regeneration and project supply market since 1989. Ada Hayat (Adapazarı Municipality urban regeneration facade program) is the public reference for large-scale coordination; Baltürk Hotel, Özel Medar Hospital and Sipahi Business Center are additional flagship references for GC teams.

SIPAHI 4-STEP MODEL

Sample → Shop Drawing → Fabrication → Shipment + Installation

  1. Spec review + sample package: GC technical team reviews the spec; a 5-10 slab sample package and alternative pricing tiers are prepared. A Sakarya Adapazarı showroom visit is offered.
  2. Shop drawing input + producer batch reservation: Sipahi contributes draft input on slab layout, vein direction and anchor positions. On approved shop drawing, producer batch is reserved; block reservation opens for critical-path items.
  3. Partner CNC fabrication + final QC: Cut-to-size, finish, edge profile and drilling steps are coordinated at partner workshops. Final QC runs at the Adapazarı Tekeler center; rejected pieces are immediately reworked.
  4. Packaging + shipment + site installation: Domestic on wooden pallet, export via ISPM-15 sea container. In Turnkey mode the Turkish master installer crew and supervising engineer arrive on site; work closes on GC handover approval.

FLAGSHIP REFERENCE

Ada Hayat + Sakarya Urban Regeneration Experience

Sipahi's largest public GC reference is Ada Hayat — large-scale natural stone panel coordination on the Adapazarı Municipality urban regeneration facade program. The multi-block residential facade cladding built on producer-batch vein continuity, monthly staged deliveries and AISI 316 mechanical anchor application coordination.

Baltürk Hotel, Özel Medar Hospital and Sipahi Business Center are additional public references. Combined with 37 years in the Sakarya urban regeneration market, Sipahi is positioned as a predictable program partner for GC teams.

FREQUENTLY ASKED

Contractor Supply — 8 Critical Questions

How does a contractor source from Sipahi?

Share the project spec (stone type, quantity, dimensions, finish, delivery schedule, site address) via WhatsApp or email. Sipahi returns a written pre-quote within 24-48 hours. On order confirmation, one of Raw Supply, Cut-to-Size or Turnkey is chosen; the contract, delivery schedule and progress-billing aligned payment plan are signed.

Is production capacity sufficient for large-scale projects?

Sipahi does not claim in-house quarrying or CNC production — the supply network covers 50+ stone types in stock and active producer relationships across Turkey's leading regions (Bilecik-Söğüt, Muğla-Milas, Denizli, Afyon, Marmara Island, Kütahya, Elazığ, Diyarbakır Karacadağ). Large projects run against multi-producer batches on a monthly staged delivery cadence; block reservations open for critical-path items.

Do you accept progress-billing aligned payment?

Yes. A standard breakdown splits the order into a fabrication kickoff installment (about 30-40%), an in-plant QC milestone installment (20-30%) and a site delivery installment (30-40%). Turnkey mode adds a completion installment for installation. Payment structure is negotiated per project — a more flexible frame than the standard supplier 30-day cycle.

Does Sipahi own its CNC workshop?

No. Sipahi coordinates cut-to-size fabrication and finish operations at partner workshops — no in-house CNC. This model keeps Sipahi from passing fixed-capacity overhead to the client; different project scales route to different workshops. Sipahi remains the single coordinator and single contractual counterparty; the contractor does not enter a separate relationship with the fabrication workshop.

Can the Turkish installation team work on an overseas site?

Yes. Turkish master crews have executed stone facade and interior installations across GCC, EU, US, Balkan and Kazakhstan projects. Sipahi arranges airfare, accommodation, equipment and insurance under the general contractor's contract. A supervising engineer runs quality and safety coordination; work-permit and health-and-safety compliance is set to the customer country's regulations.

How quickly is a rejected batch resolved?

For a domestic project, a rejected batch ships from the Sakarya Adapazarı Tekeler supply center within 24-48 hours. For an export project, preparing an additional container takes 2-3 weeks — so Sipahi keeps in-plant QC tight and holds reserve stock across the supply network. The resolution loop opens as soon as the contractor's site QC report reaches Sipahi.

What documents does Sipahi ship with each consignment?

The standard document package covers: CE Declaration of Performance, per-batch producer test certificate (compressive, flexural, density, water absorption), İMİB Registry declaration (336480), certificate of origin, ISPM-15 stamped pallet declaration (export), photo shipment report and warranty. On request the ISO 9001, ISO 14001 and LEED submittal PDF package are appended.

Which projects have you shipped from Adapazarı?

The largest public reference is Ada Hayat (Adapazarı Municipality urban regeneration facade program). Additional public references include Baltürk Hotel, Özel Medar Hospital and Sipahi Business Center. GC teams can visit Sakarya to inspect facade detail, panel layout and finish first-hand. Other project references are shared with client approval.

Contractor Project Supply Request

Share project name, stone type, quantity, delivery schedule and site address. Sipahi returns a written pre-quote within 24-48 hours. The Raw, Cut-to-Size or Turnkey framework is agreed; progress-billing aligned payment is negotiated.
